Ask any longtime business owner in Annapolis what wears down a parking lot fastest, and you’ll get the same answer: the weather. Not traffic. Not heavy trucks. The weather. Anne Arundel County sits in a spot that’s particularly tough on asphalt, and understanding why can help you protect your commercial property.

Gary Cooper has been watching local pavement react to Maryland weather since the 1980s. Every region has its challenges. Maryland gets a little bit of everything, and asphalt takes the hit.

How Weather Affects Commercial Asphalt at Cooper Paving

The Freeze-Thaw Cycle: Asphalt’s Biggest Enemy

Every winter in Anne Arundel County, water seeps into tiny cracks in your pavement. Temperatures drop below freezing. As it turns to ice, that water expands and pushes the crack wider. Then temperatures rise, the ice melts, and water flows deeper into the new gap. Repeat that cycle dozens of times from December through March, and small cracks become major failures.

This freeze-thaw pattern is the single biggest cause of potholes in our area. It’s also why fall maintenance matters so much. Sealing cracks before winter keeps water out, preventing the freeze-thaw cycle from doing its damage.

Summer Heat and Sun Damage

Winter isn’t the only problem. Maryland summers bring weeks of temperatures in the nineties, and that heat does its own number on asphalt.

UV rays break down asphalt’s chemical bonds over time, causing it to fade, dry out, and become brittle. That brittleness leads to cracking. Without seal coating to protect the surface, your lot ages much faster than it should.

High heat also softens asphalt, which can lead to rutting in areas where vehicles sit or turn frequently. Heavy trucks parked in the same spots day after day can leave depressions that collect water and create new problems.

Coastal Moisture and Salt Air

If your business sits near the water in Edgewater, Gibson Island, Pasadena, or anywhere along the bay, you face an extra challenge. Salt air accelerates corrosion and deterioration. Constant humidity keeps pavement damp, which encourages cracks to spread. And storms blowing in off the water can batter your lot with wind-driven rain.

For waterfront properties, we often recommend more frequent seal coating and closer attention to drainage. Keeping water moving off your lot is even more critical when the air itself is constantly moist.

Spring Rain and Fall Temperature Swings

Spring brings heavy rains that test your drainage system. If water pools on your lot, it weakens the base underneath and speeds up deterioration. Fall brings wide temperature swings, warm days and cold nights, which cause asphalt to expand and contract repeatedly, opening new cracks.

There’s no off-season for pavement problems in Anne Arundel County. Every season brings its own challenges.

What Business Owners Can Do

Our local weather is predictable. We know what’s coming. That means we can prepare.

  • Schedule seal coating in late summer or early fall, before the freeze-thaw cycle begins.
  • Fill cracks before winter sets in.
  • Make sure drainage is clear before spring rains arrive.
  • And inspect your lot after every season to catch problems early.
