If you own or manage a commercial property in Annapolis, you’ve got a lot on your plate. Between keeping customers happy, managing employees, and watching the bottom line, the parking lot might not always be top of mind. But here at Cooper Paving, we’ve seen firsthand how a little attention to that asphalt can save business owners big headaches down the road, especially when it comes to something that sounds complicated but doesn’t have to be: ADA compliance.

What Is ADA Compliance, Really?
The Americans with Disabilities Act (ADA) sets clear standards for commercial parking lots to ensure everyone can access your business safely and with dignity. Think of it as a roadmap for making your property welcoming to all. When your parking area meets these standards, you’re not just checking a legal box, you’re telling your customers, clients, and employees that you value them.
The Basics Every Business Owner Should Know
Over the years, working with businesses all over Anne Arundel County, from Curtis Bay down to Edgewater, we’ve noticed a few common areas where properties can run into trouble. Here’s what to keep an eye on:
- Accessible parking spaces need to be the right size. A standard accessible space requires a minimum width of eight feet, with an adjacent access aisle of another five feet. That aisle is crucial. It’s where ramps extend or mobility devices deploy. Without it, the space isn’t truly usable.
- Van-accessible spaces have different requirements. If you offer van parking (and you probably should), you’ll need a wider access aisle of eight feet, or you can locate the space so vans can use the driveway aisle for ramp deployment. The signage needs to specify “van-accessible” as well.
- The number of accessible spaces isn’t one-size-fits-all. The total depends on your overall parking lot capacity. A small professional office with 25 spaces will have different requirements than a busy retail center with 200. We can help you calculate exactly what your property needs.
- Slopes matter more than you might think. Accessible spaces and the routes leading from them to your entrance need to be firm, stable, and relatively flat. Too much slope makes navigation difficult or impossible for someone using a wheelchair or walker. Proper grading during paving or repaving is essential here.
- Curb ramps are non-negotiable. If there’s a curb between your parking lot and the sidewalk or entrance, you’ll need a properly constructed ramp so everyone can transition smoothly. And those ramps need detectable warnings, those truncated domes you’ve probably noticed, to alert visually impaired pedestrians they’re entering a roadway.
Why This Matters for Your Business
Beyond the obvious importance of doing right by your community, ADA compliance protects your business. Lawsuits related to accessibility barriers have increased significantly in recent years, and parking lots are a common focal point. A single violation can lead to expensive legal trouble and unwanted attention to your business.
But honestly? We prefer to focus on the positive. When your parking lot is done right, it looks professional, functions smoothly, and serves every single person who pulls in. That’s good business.
